STAGE 01 : Consultation [FREE]
For all new business enquiries, we begin with a free consultation of up to an hour. We visit your home or have a virtual meeting to assess feasibility, discuss your ideas and give you an honest picture of what is achievable and at what potential cost. We can see your project through the whole process from planning to construction completion or limit services to the initial stages. How much or little you commission is up to you.
STAGE 02a : Measured Survey
We carry out a detailed measured survey of your property. This is the foundation for all design and planning work.
STAGE 02b : Concept Feasibility
We produce architectural drawings, design options (based on your design ideas) and highlight problems that need solving. We can also provide an approximate project cost estimate based on previously completed projects.
STAGE 03 : Planning Submission
We revise the architectural drawings and submit your Planning Application, Permitted Development Notification or Listed Building Consent. We prepare all supporting information and advise if specialist consultant reports are required.
STAGE 04a : Design Development
We finalise the layouts, add internal elevations and electrical layouts, and suggest materials and finishes. Where required, we provide the drawings and information you need to appoint a structural engineer of your choosing. We will also let you know if your project needs any other specialists, such as a Party Wall surveyor.
STAGE 04b : Detailed Design
We prepare detail design drawings and co-ordinate with the structural design and any other consultants appointed. We check the detailed design for compliance with building regulations.
STAGE 05a : Tender Return & Contract Signing
We help you select a contractor, review quotes and set up a fair, transparent building contract.
STAGE 05b : Construction
We administer the contract, inspect the works on site, and are available throughout the build. We keep a track of cost and can check payments due to the builder.
STAGE 06 : Hand Over & Close Out
We inspect and value the works to certify Practical Completion at handover. We then stay in touch through six-month defects period and carry out a final inspection to certify the last payment, protecting your interests to the very end.
Grade II Listed Building Consent
We possess an in-depth understanding of the complexities of heritage planning, with a keen eye for the unique character and significance of Grade II listed buildings. We work closely with clients, offering tailored advice and guidance throughout the planning process, from initial consultations to the submission of planning applications.
We design sympathetic contemporary additions that seamlessly integrate with the existing fabric in accordance with Planning Practice Guidance (PPG). Over the years, we have built a large portfolio of projects requiring Grade II listed building consent and our comprehensive approach ensures that all aspects of the planning process are carefully considered, resulting in outcomes that protect and enhance the building's heritage and meet the client's objectives.
Sustainable Design
We are committed to providing sustainable design solutions for all projects. With a deep understanding of the environmental impact of construction, we incorporate sustainable practices into every stage of the design process by prioritising the use of renewable materials and contemporary equipment to minimise the project's carbon footprint.
We emphasise energy efficiency by implementing passive design strategies, such as natural ventilation and daylighting, to reduce the reliance on artificial heating and cooling systems. Furthermore, we integrate innovative technologies like solar panels, rainwater harvesting systems, and green roofs to maximise energy efficiency and minimise water consumption.
Our sustainable design approach not only creates buildings that are environmentally friendly but also promotes healthier and more comfortable spaces for occupants.
Fees
We work to a fixed fee based on the amount of time it will take to complete the above stages. Fees will vary from project to project depending on location, complexity of project and the level of service required. We can also work on a time charge basis if required.
